Strategy & Objectives

Our investment platform focuses exclusively on the identification, evaluation, and execution of opportunistic real estate transactions involving privately-held interests and "special situation" investments that can be purchased at a discount to underlying asset value.

We typically serve as a capital partner with a limited role managing the real estate in which we invest. Our core expertise is assembling capital and sourcing, underwriting, and structuring off-market real estate transactions.

  • Partner Buyouts / Exit Funding
  • Entity Recapitalization (Preferred Equity, Participating Debt)
  • Distressed Debt (Loan-to-Own)

Return Requirements

We target transactions expected to deliver an internal rate of return (IRR) in excess of 20% on realistic underwriting assumptions. We target transactions anticipated to meet this objective while providing holding period distributions equal to a minimum 2.0x multiple of invested equity. Return requirements and holding period expectations will, of course, be unique to each transaction.

Deal Size

Subject to the diversification requirements of our investment funds, we will consider a broad range of transaction sizes. Unlike many other real estate private equity investors, we will consider smaller investment amounts (under $1.0 million), if the return profile is attractive.
