We typically serve as a capital partner with a limited role managing the real estate in which we invest. Our core expertise is assembling capital and sourcing, underwriting, and structuring off-market real estate transactions.

We target transactions expected to deliver an internal rate of return (IRR) in excess of 20% on realistic underwriting assumptions. We target transactions anticipated to meet this objective while providing holding period distributions equal to a minimum 2.0x multiple of invested equity. Return requirements and holding period expectations will, of course, be unique to each transaction.
The optimal transaction size (based on equity commitment) for our investment fund ranges from $1.0 to $4.0 million. Smaller transactions are considered. If required, larger transactions can be accommodated through capital contributed by outside investors.
