Investment Approach

We draw upon nearly three decades of experience in real estate interests/asset valuation, mergers & acquisitions, financial restructurings, and equity capital origination. We have developed investment sourcing, evaluation, and transaction execution methods that allow us to assemble highly diversified investment portfolios that have consistently delivered exceptional risk-adjusted returns.

Our private equity investment model focuses on acquiring real estate opportunities that meet the following conditions:

  • Assets are acquired at attractive "going-in" valuations.
  • Significant upside is realized through the value-added contributions of our local partners.
  • Investment outcomes can be optimized through the collaborative contributions of ERI.
  • Risk is mitigated through selective portfolio diversification.

We invest in all property types, including multi-family residential, senior housing, office, industrial, retail, and hospitality assets. We can participate in investment opportunities across the full range of the risk reward spectrum (core, value-add, opportunistic, developmental and subsidized). Our geographic reach includes the United States, Canada, and 11 countries in Asia and the Pacific Rim.

As of September 2007, ERI and its affiliates have formed 45 investment pools, and to-date have invested in over 2,000 investment entities holding approximately 2,100 individual properties. Assets are located in the United States, Canada, and Asia.
